Direct answer: Hidden estate assets in Turkey are found through targeted, lawful channels after an heir proves standing, not through a single universal “estate database.” A Turkish civil court of peace can take protective measures and inventory an estate; in appropriate cases it can request information from banks, land registries, vehicle, trade, enforcement and other institutions. The heir may also request records directly where legislation and institutional procedure permit, but bank secrecy and personal-data rules prevent an unlimited private search.
Two inventory concepts must not be confused: a protective inventory helps identify and preserve the estate, while the Civil Code’s formal official-inventory procedure has its own short request period and can affect an heir’s liability decision. Search for debts, guarantees and enforcement files as carefully as property. The application should identify the deceased, heirship basis, likely institution and evidence of concealment without alleging fraud merely because an asset is unknown.
Hidden Estate Assets: 2026 legal check
2026 legal check: A certificate of inheritance may establish standing, but it does not itself reveal every asset or prove that a lifetime transfer belongs to the estate. Court-assisted estate determination can seek land, bank, vehicle and notarial records, subject to jurisdiction, privacy and evidentiary limits. Suspected pre-death transfers may require a separate title, reduction, equalisation or sham-transaction claim, each with different parties, proof and deadlines. The Hidden Estate Assets assessment must use the current official text and the documents in the individual file.
How to find hidden estate assets in Turkey lawfully
Turkey maintains separate systems for land, vehicles, companies, court and enforcement files, taxes and other rights. Banks keep their own customer records subject to Banking Law secrecy. An heir’s e-Government screen may offer useful services, but it does not necessarily reveal every account, debt, beneficial interest, receivable, safe-deposit box or asset held through a company.
The legal route depends on what is sought and why. A land-registry inquiry uses title identifiers and heirship evidence. A bank request must address standing and secrecy. Company wealth requires distinguishing the deceased’s shares from assets owned by the company. Court intervention may be needed where the institution cannot lawfully disclose directly or another heir is withholding information.
Establish heir status before approaching institutions
Obtain an inheritance certificate or other Turkish-recognised authority identifying the claimant as an heir or estate representative. Foreign civil-status records generally need the proper apostille or legalisation and Turkish translation. A foreign probate grant may not, by itself, command a Turkish bank or land registry, so its evidential and procedural effect must be checked before institutional requests are made.
If heirship is disputed, resolve or protect that issue before circulating sensitive requests. A creditor, legatee, surviving co-owner and statutory heir do not have identical information rights. A properly appointed estate representative may be more effective where heirs are numerous or hostile; see appointment and powers of an estate representative.
Protective inventory and formal official inventory are different
Under the Civil Code’s estate-protection provisions, the civil court of peace at the deceased’s last residence can take necessary measures to preserve the estate, including inventory, sealing, official administration and opening testamentary documents where conditions exist. The purpose is to prevent loss and establish the estate pending administration. The scope depends on urgency and evidence.
The formal official inventory under Articles 619 onward serves a different decision: an heir entitled to disclaim can request an official account of assets and liabilities and later choose among the statutory options. The Code gives this request a short one-month period tied to the renunciation framework. That period and its trigger must be calculated immediately. Acceptance subject to official inventory can limit liability as the Code prescribes; an ordinary spreadsheet or protective list does not have that effect.
| Mechanism | Main purpose | Timing concern | Effect to verify |
|---|---|---|---|
| Protective estate inventory | Identify and preserve property after death | Prompt action where loss or concealment is feared | Does not automatically limit heir liability |
| Formal official inventory | Record assets and debts before the heir’s statutory choice | Short one-month request rule under the Civil Code | Can shape acceptance and liability under Articles 619 onward |
| Private document schedule | Organise known information | No special legal status | Useful evidence but not a court inventory |
| Estate representative inquiry | Administer undivided estate through appointed authority | Depends on appointment and urgency | Authority limited by the order and law |
Searching Turkish land and property interests
The General Directorate of Land Registry and Cadastre maintains the official title system. With sufficient heirship authority, records may be requested through the competent registry or court. Search requests should use the deceased’s Turkish identity or foreigner number, full name variations, birth details and known property locations. A spelling mismatch can hide a result.
Title ownership is not the whole picture. Review mortgages, attachments, usufruct, sale promises and pending title litigation. An apartment used by the deceased may be rented or owned by a company. Conversely, land transferred shortly before death may support a separate reduction, collusion or title claim but is not still a current estate asset merely because heirs dispute the transfer. Preserve historical title records and transaction documents where a challenge is contemplated.
Finding bank accounts, deposits and safe custody
Banking Law No. 5411 protects customer secrets. A person cannot demand a nationwide fishing search solely by stating that they are a relative. Present a valid inheritance certificate or representative appointment and follow the bank’s deceased-customer procedure. Where the relevant bank is unknown or disclosure is resisted, a reasoned court request identifying the lawful purpose may be necessary.
Ask not only for the closing balance. Relevant information can include account type, balance at death, later movements, term deposits, securities custody, loans, guarantees, credit-card debt and safe-deposit arrangements. The court and bank will determine the lawful scope. The guide on collecting a known Turkish bank deposit from abroad addresses release after discovery; the current task is identifying unknown assets without breaching secrecy.
If another heir withdrew money after death, obtain statements and authority before accusing them of theft. A joint account, power of attorney or card use requires transaction-specific analysis. A power of attorney generally ends or changes effect at death under applicable law; see use of a deceased person’s power of attorney.
Vehicles, companies, receivables and enforcement files
Vehicle registration information may be available through competent traffic, notarial, e-Government or court channels depending on standing and current services. Record plate, chassis and restrictions. A vehicle held by a third party may still be registered to the deceased, while a vehicle used by the deceased may be leased or company-owned.
For company interests, search the Turkish Trade Registry Gazette and MERSİS records, then obtain the company’s current articles, share ledger, resolutions and financial records through lawful shareholder or court mechanisms. Registration as manager is not necessarily share ownership. Company accounts belong to the entity; heirs inherit the deceased’s interest, subject to company and agreement rules.
UYAP files can reveal lawsuits or enforcement proceedings accessible to the authorised person, including receivables, attachments and liabilities. A judgment in the deceased’s favour is an asset only to the extent enforceable; a pending claim needs valuation and representation. Tax refunds, rental receivables, insurance proceeds and employment entitlements may require separate institution requests.
Digital assets and evidence outside official registries
Cryptoassets, online businesses, domain names, cloud accounts and marketplace balances may not appear in a Turkish public registry. Search lawfully among the deceased’s records for provider names, transaction confirmations and tax/accounting entries. Do not guess passwords, bypass authentication or transfer tokens. Preserve devices without changing data and obtain technical assistance under proper authority.
The article on inheritance of crypto and digital accounts in Turkey addresses provider and access issues. In an inventory application, describe the suspected asset, evidential basis and preservation risk. A wallet screenshot alone does not prove ownership or current value.
Search liabilities with the same discipline
Heirs can inherit exposure as well as assets, subject to disclaimer, inventory and other Civil Code rules. Search bank loans, mortgages, tax debts, social-security liabilities, enforcement files, guarantees, leases, unpaid employee claims and pending damages cases. A property’s gross market value is misleading if secured debt and litigation exceed it.
Ask creditors to provide the agreement, statement and security rather than accepting an unsupported demand. Do not make a personal payment, sign a restructuring or dispose of estate property before assessing whether that conduct could evidence acceptance or exceed preservation. If insolvency is possible, compare timely express renunciation, official inventory and the separate doctrine described in deemed disclaimer of a manifestly insolvent estate.
Evidence of concealment and urgent preservation
Hidden does not necessarily mean fraudulently concealed. An account may be unknown because statements were electronic, property used a different identity number, or the deceased held an indirect company interest. State facts neutrally: who controlled records, what asset is suspected, the source of that suspicion and what risk of dissipation exists.
- preserve messages, statements, tax records, rent receipts and property expenses;
- download official records with date and verification data;
- photograph premises and contents lawfully without removing disputed items;
- identify witnesses separately and record what each personally observed;
- request narrow preservation of CCTV, bank or platform records before deletion;
- seek a court measure where transfer or destruction is imminent and legally supportable.
An injunction or sealing request must identify a right and concrete risk. It should not be used to immobilise property merely to pressure another heir. Give the court accurate value, ownership uncertainty and any third-party rights.
How to organise a multi-registry search
- Secure death and heirship documents and verify the deceased’s identifiers.
- Prepare a known-assets, suspected-assets and liabilities schedule.
- Separate direct institutional requests from records requiring a court order.
- Choose protective inventory, official inventory or representation for the actual objective.
- Send targeted requests to land, banks, vehicles, companies and UYAP channels.
- Reconcile responses against tax, accounting and transaction evidence.
- Preserve disputed transfers and seek proportionate interim measures if necessary.
- Update the net-estate schedule before distribution, acceptance or disclaimer decisions.
What to send for an initial estate review
Provide the death certificate, inheritance certificate or family records, last Turkish address, identity numbers and name variants, any will, known bank/property/company details, suspected assets with the basis for suspicion, and all evidence of debts or recent transfers. State whether the renunciation period is still running and whether another heir controls documents.
Do not send original wills, bank cards, passwords or crypto seed phrases. Search work can be coordinated for assets throughout Turkey, but each registry and court request must be based on lawful standing. A useful review produces a prioritised institution map and deadline list, not a claim of access to a secret nationwide database.

Frequently asked questions
Can I search every Turkish bank as an heir?
There is no unrestricted private search right. Use valid heirship authority and the bank’s lawful process; a targeted court request may be needed where the institution is unknown or disclosure is disputed.
Will e-Government show the whole estate?
No. Available services can help but do not replace bank, title, company, court and debt inquiries. Access also depends on identity and authority.
Is a protective inventory the same as official inventory?
No. Protective inventory preserves and identifies estate property. Formal official inventory is a separate Civil Code mechanism tied to an heir’s liability choices and a short request period.
Can the court search land across Turkey?
A court can seek relevant official information within its authority. The application should provide identifiers, standing and a reasoned scope rather than an unlimited speculative request.
What if property was transferred before death?
It is no longer a current titled estate asset, but the transfer may support a separate reduction, collusion, incapacity or title claim. Obtain historical records before choosing that action.
Are company bank accounts part of the personal estate?
No. The company is a separate legal owner. The estate may include shares or another interest, whose value and transfer are assessed under company and succession rules.
Can I inspect an estate safe-deposit box alone?
Follow the bank, court and inheritance procedure. Unilateral access risks evidential disputes and may be impossible under bank controls. Seek an inventoried opening with proper authority.
Should I pay a debt to obtain information?
Not before verifying the agreement, creditor and estate-liability consequences. Payment or restructuring may affect an heir’s position, especially while disclaimer or inventory choices remain open.
Can hidden crypto be frozen?
Possibility depends on the provider, custody, jurisdiction and evidence. Preserve wallet and transaction data lawfully and seek a technically workable, proportionate order where available.
Can an heir abroad run the search through a lawyer?
Often yes, with a properly authenticated and sufficiently specific power of attorney. Some registry, court or consular steps may still require additional documents or personal action.
